Chimney Sweeping for San Bernardino Homeowners

Down off the hill, San Bernardino is a different job entirely. Wood burning is occasional rather than structural — most fireplaces here are lit a handful of times a winter — so creosote is rarely the headline problem. What we deal with instead is age and seismic movement. Large parts of the city's housing stock date from the 1920s through the 1970s, which means original unlined masonry chimneys in the older neighbourhoods and first-generation prefabricated metal fireplaces in the 1970s and 1980s tracts, both of them now well past the point where they can be assumed sound. The city also sits between the San Andreas and San Jacinto fault systems, and masonry chimneys are among the first things to crack in an earthquake — usually at the roofline, usually invisibly from inside. A great deal of our valley work is Level 2 inspection for property sales and post-event assessment rather than sweeping.

Seismic exposure makes Level 2 camera inspection genuinely necessary here rather than a formality — a chimney that has been through a significant shake commonly cracks at or just below the roofline where nothing is visible from the firebox or the street. Unlined masonry serving furnaces and water heaters is the other frequent serious finding in the older housing stock, and it gets looked at far less often than fireplace flues do. Santa Ana wind events add their own load on caps and crowns. With lower wood use, dryer vent work and real-estate transaction inspections make up a much larger share of what we do below the hill.

Creosote is what is left when wood gas leaves the fire unburned and condenses on a cooler flue wall. It starts as a light soot you can brush off, dries into a flaky crust, and — if the flue runs cold, the wood is wet, or the fires are damped down overnight — hardens into a glazed tar that behaves like a fuel lining the inside of the chimney. Glazed creosote ignites around 450°F, and a flue fire burns well past 2,000°F, which is far more than clay tile liners are built to survive. Most tile cracks from a chimney fire, and most homeowners never knew they had one. Sweeping removes the fuel before it can do that, and the inspection that comes with it is what tells you whether last season already did damage.
