Matching mortar strength to the original is not a heritage nicety here. It is the difference between a repair that lasts and one that quietly ruins the masonry.
Soft historic lime mortar is the defining technical issue in the older districts, and mortar matching matters more here than anywhere else we work — strength first, then profile and colour. Many of these chimneys are also decorative and structurally tied into the elevation, so a partial rebuild has to reproduce the original coursing and detailing rather than simply restore function. Properties in the historic districts may be subject to preservation review for exterior alterations, which is worth establishing before work starts. Unlined original flues are common, and interior relining preserves the exterior appearance while making the chimney genuinely usable again.

Usually, and usually it should be. Original masonry on a Craftsman or Victorian is part of the architecture, and a stainless liner run inside it makes the flue safe and usable without altering anything visible from outside. Full removal is very rarely the right answer on these houses.
Because mortar is meant to be the sacrificial part — softer than the brick, so it takes the movement and the moisture and can be replaced. Historic lime mortar does that correctly. Packing hard Portland mortar into the same wall reverses it, and the brick faces start spalling instead. That damage cannot be undone, which is why we match strength before we match colour.
It may be, depending on the district and whether the work changes the exterior appearance. Interior work such as relining, sweeping and firebox repair generally is not affected. We will raise it during the quote if we think your property needs a check before exterior masonry work starts.
NFPA 211 calls for an inspection every year regardless of how much you burn. Whether it needs sweeping depends on what that inspection finds — the accepted trigger is about an eighth of an inch of creosote. A household burning a cord or more a season generally needs a sweep annually.
