Highland's housing splits cleanly into two eras, and the chimney work follows the split. East Highlands Ranch and the tract development that went up through the 1980s, 1990s and 2000s is dominated by listed prefabricated metal fireplaces — factory-built units in framed chases with a metal chase cover and a stucco or siding surround. Those units are now between twenty and forty years old, and that is precisely the age at which refractory panels crack through, chase covers rust out at the seams and let water into the chase, and the units start falling outside their original listing.
