Down off the hill, San Bernardino is a different job entirely. Wood burning is occasional rather than structural — most fireplaces here are lit a handful of times a winter — so creosote is rarely the headline problem. What we deal with instead is age and seismic movement. Masonry chimneys fail at the joints first. Mortar is deliberately softer than brick so that movement and moisture damage the joint rather than the unit, and once those joints wash out, water enters the wall directly. In freeze-thaw climates the water then expands inside the brick face and pops it off — spalling — and a chimney losing brick faces above the roofline is losing structure, not just appearance. The repair is straightforward if it is caught at the joint stage. It becomes a rebuild once enough units have failed. The other half of the job is mortar selection: hard modern mortar packed into a soft historic wall accelerates damage rather than stopping it, because the brick becomes the sacrificial part.
