Soft historic lime mortar is the defining technical issue in the older districts, and mortar matching matters more here than anywhere else we work — strength first, then profile and colour. Many of these chimneys are also decorative and structurally tied into the elevation, so a partial rebuild has to reproduce the original coursing and detailing rather than simply restore function. Properties in the historic districts may be subject to preservation review for exterior alterations, which is worth establishing before work starts. Unlined original flues are common, and interior relining preserves the exterior appearance while making the chimney genuinely usable again.
Water does more damage to chimneys than fire does. Masonry is porous by design, and a chimney is the one part of the house exposed on all sides, above the roof, with no overhang protecting it.
